Arizona ADU law in 2026
- Cities over 75,000 people must allow ADUs
- One attached and one detached ADU on every single family lot
- A third on lots of an acre or more, if one is affordable
- Up to 75% of the main house or 1,000 square feet, whichever is smaller
- No extra parking, no fire sprinkler mandate, setbacks capped at 5 feet
- Set by HB 2720 in 2024. Cities had until January 1, 2025
